Investment Objective
To make investments in commercial real estate assets where the potential exists to achieve significant real estate investment returns on the Partnership’s capital. Specifically, the Partnership seeks to:
- Purchase stabilized, income-producing properties at reasonable prices
- Operate the properties efficiently
- Attract and retain quality tenants
- Utilize debt financing at reasonable levels to enhance equity returns
- Make targeted, high-return improvements to properties, where applicable
- Realize capital appreciation upon the ultimate sale of the properties
Investment Criteria
The Partnership’s focus on investing in stabilized, cash-flowing properties seeks to achieve the following components of investment return:
Distributions
Quarterly cash distributions to investors, targeting 6%-8% of Invested Capital on an annual basis
Debt
Repayment of mortgage debt through regular amortization payments funded by operating cash flow at the Portfolio Entity level
Growth
Growth in net operating income through regular base rent increases
